The Cannon Building Team has sprung into action at a client’s new facility, embarking on a fast-tracked construction project for state-of-the-art lab and office space. This client is a leading American medical technology company headquartered in Irvine, California, well-known for its expertise.

The new 100,000 SF building includes roof deck areas and outdoor elevated walkways, accompanied by all associated structural, mechanical, plumbing, and electrical improvements. The design team for this undertaking is a joint effort between LPA Design Studios on the offices and Smith Group on the labs.

Faced with an ambitious timeline of just nine months, the project team devised a unique strategy to overcome challenges in the construction supply chain. By identifying and ordering long lead components prior to the completion of construction drawings and the finalization of the Guaranteed Maximum Price (GMP), the construction team ensured the ambitious schedule could be met. Through meticulous coordination between the client, design teams, and construction teams, the project reached a significant milestone: 80 percent of all long lead materials and equipment were delivered before the commencement of construction. This achievement will prove pivotal in meeting the project’s ambitious schedule.

An essential element of this streamlined approach involves Building Information Modeling (BIM) coordination and pull-planning techniques. These advanced methodologies exemplify the innovative practices employed in this project and will help avoid potential delays during construction.
